Pre-Fabricated Building Construction
This delivery method has traditionally been used in the private marketplace and is not often used in the public sector. The Owner or General Contractor hires an Architect to provide design services while the General Contractor is the “team leader.” In most instances, the General Contractor also hires the mechanical and electrical subcontractors providing both design and construction services. With this method, the “team” is set up very early in the traditional design and decision-making process. The General Contractor develops all estimates, offers alternatives to achieve design intent and maintains the construction budget. Many Owners are choosing this method that provides a single point of responsibility, a non-adversarial arrangement, qualified contractors and subcontractors, shorter project schedules and reduced project costs.
